If you look closely at the windows on older homes in the Los Angeles area, you'll often notice the same pattern: paint that's cracking and peeling, wood that's soft to the touch, gaps where caulking has failed, and in some cases visible rot along the sill or corners. Left unaddressed, this leads to water intrusion, structural damage, and a drop in curb appeal.
This project in Glendale is a good example. The homeowner had three windows with trim that had been neglected for years. The wood was intact enough to save — full replacement wasn't necessary — but it needed proper prep work before paint would hold.
The process started with a full inspection — probing the wood, checking where caulking had pulled away, and identifying areas where rot had set in. Soft spots were cut out and filled with exterior-grade epoxy filler, which bonds to the existing wood and cures hard enough to accept paint without flexing or cracking over time. Any loose or flaking paint was stripped back, and the surface was sanded smooth before priming.
Once the wood was prepped, all joints, seams, and gaps were sealed with paintable exterior caulk. This step matters — caulking is the barrier that keeps moisture from getting behind the trim and starting the damage cycle again. After caulking, everything was primed, allowed to cure, and finished with two coats of high-quality exterior paint.
The difference is visible immediately. Clean, sharp trim lines, no gaps, no peeling. More importantly, the windows are now properly sealed against moisture — which is the whole point of the work.
When Does Restoration Make Sense?
Not every window trim needs to be replaced. Restoration is the right call when the core wood is still structurally sound — meaning rot hasn't spread deep into the framing. Surface rot, cracked caulk, peeling paint, and dried-out wood are all repairable. If the wood still has good density and isn't soft to the touch, a proper restoration will hold up for years.
